Well, I think that a year is what it took to get rid of the curent tenant, whose equipment will be auctioned off next week.

This is how I interpret it. It has been on the market, marketed by a real estate agent, for $299,000, or offered for rent for $4 per square foot "Modified Gross".

My offer is in very low 200's.

Yes. My huge concern on this, is that I know relatively little about real estate (taxes? maintenance? evictions? etc) and I am competing against more knowledgeable buyers.

So there is a big risk of being the least knowledgeable sucker.

The reason why I am getting good deals at auctions and such, is that a) I often know a bit about equipment and b) regardless, I only make low bids. This way, I miss on a lot of deals where possibly I would make money, but this limits my risk. But this is a big bucks arena, where possibilities of overlooked great deals are much less.

Nevertheless, I feel that my bid of very low 200's still embodies some margin of safety, and would be unlikely to win, and this is fine with me.

Regarding commercial competitors, a lot of those people were burned by leverage, and may be out of the game.

I will hopefully see you on Friday and we will talk.

I am still thinking and very undecided on this.

Another concern I have is that the paperwork on this may take inordinate amounts of my time.

I was replying to what Gunner said he found. Iggy said the links open in new windows, so you would open a lot of them that way. I wasn't interested in looking at the pictures, since I just went through a business buying a building and moving a few months ago. Instead, I am working on their two current websites, and they want to add a third site for a new product. Today they told me they want to change their web host, again. :(

So there is room to expand if need be, down the road?

Zoning may be something to be aware of. Can you cut those trees back and expand?

I would cut them back for better building clearance. I cannot see why expand now. Maybe years later.

What does one call it? Don't fall in love with it. Maybe you don't need a building...

Seems like 90% of the businesses around the place are abandoned. What's an AMES? Looks like a fire department by the cell tower, that would be really great for insurance! What's that other building across the street toward the tower, looks like a gov't. building? DMV? EEE, a huge apt. complex, not good for crime rates. Must be a week day cause all the cars are gone, unless the occupancy is low, and if not it must be a week day and still no business traffic.

You seem to be very ambitious, why don't you start your own business and rent a place instead of trying to make money off rent from a business that may not show or go bust over and over in your building?

I've got lots of ideas, but no money.

Well, you've already learned a lot, and it didn't cost hardly anything.

I wonder if it would be worth your while keeping in contact with local commercial/industrial agents who could let you know when they see a real bargain, distress sale or whatever. They make a commission anyway, an easy sale at a low price is no skin off their back.

I think that I should start looking deeper myself.

Whew, that was close. Out of curiosity, and purely for educational purposes, you can follow what really happens to that building.

Yabbut, they're all shown at 80% of height by the browser while the entire 3k x 2.5kpixel picture downloads. What I've suggested is putting up 600x800ish pics which link to the large, slow, bulky pics.
